By this indenture John Doswell Senior and James Child lease a property in High Street, Winchester, from Hospital of Saint John Baptist.

This Indenture made the third day of July in the year of our Lord One thousand seven hundred and eighty three Between James White Esquire Mayor of the City of Winchester Richard Kenfield and Richard Knapp Bailiffs and the Commonalty of the said City Keeper of the Hospital of Saint John Baptist within the said City of the one part and John Doswell the elder of the said City of Winchester Gentleman and James Childe or the same City Hatter Executors In Trust named in the last Will and Testament of Catherine Gator Widow of and full and sole Executrix named in the last Will and Testament of Edward Gator of the said City Butcher deceased of the other part Witnesseth that the said Mayor Bailiffs and Commonalty Keeper of the said Hospital with their one Assent and consent Have demised granted and to ffarm lett on and by these presents Do demise grant and to ffarm lett unto the said John Doswell James Childe All that their tenement set lying and being on the South side of the High Street of the said City between the Messuage or tenement heretofore in the possession of Thomas Gilmore Sadler afterwards of Thomas Smith Sadler but now of John Bezer Hatter on the West part a Messuage or Tenement of the said Mayor Bailiffs and Commonalty Keeper of the said Hospital formerly in the possession of Andrew Goodman Innholder on the East part and the said High Street on the North part with all and singular easements profits advantages and appurtenances to the said tenement belonging in any wise appertaining as the same was formerly divided assigned and sold unto William Marsh Butcher deceased by the said Thomas Gilmore deceased and Dorothy Gillmore Widow also deceased Mother of the said Thomas Gilmore by virtue of an Agreement bearing date the twenty fourth day of January One thousand seven hundred and five together with full and free liberty to draw and fetch water at and from the well bring in an outhouse belonging to a tenement formerly demised to Richard Waight and John Waight and to use the house of Office or Privy house being in the backside belonging to the said demised premises late in the possession of the said Thomas Smith according to the tenor of a covenant or grant made by the said Thomas Gilmore deceased unto the said William Marsh deceased in the aforesaid Indenture of Assignment which said tenements hereby and herein demised was formerly in the possession of Ann Marsh the Widow Relict of the said William Marsh deceased and by her sold to Ann Taylor late of the said City Widow deceased mother of Thomas Taylor formerly of the said City Butcher deceased All which premises were lately vested in John Jones of Wapping in the County of Middlesex Butcher and by him sold to the said Edward Gator deceased who by his last Will and Testament bequeathed the same unto the said Catherine Gator his said late Widow deceased To have and to hold the said Tenement and other the premises with the Appurtenances unto the said John Doswell and James Childes their Executors Administrators and Assigns from the ffeast of Saint Michael the Archangel last past before the date hereof unto the full end and term of Forty years from thence next coming and fully to be compleat and and ended In Trust nevertheless to such uses as are mentioned in the last Will and testament of the said Catherine Gator Widow deceased and to and for no other use intent or purpose whatsoever Yielding and Paying therefore yearly unto the said Mayor Bailiffs and Commonalty Keeper of the said Hospital their Successors and Assigns ten shillings of good and and lawful money of Great Britain at two most usual ffeasts in the year that is to say the ffeast of the Annunciation of the Blessed Virgin Mary and Saint Michael the Archangel by even and equal portion to be paid during the said term And also Yielding and Paying unto the Mayor of the said City for the time being one couple of chickens at the second Boroughmote yearly during the said term or one shilling in lieu thereof at the option of the said Mayor And the said John Doswell and James Childes for themselves their Executors Administrators and Assigns Do and each of them Doth covenant and grant to and with the said Mayor Bailiffs and Commonalty Keeper of the said Hospital their Successors and Assigns by these presents that they the said John Doswell and James Childe their Executors Administrators and Assigns shall and will well and sufficiently repair uphold build sustain and maintain the said tenement and all other the premises with the appurtenances in all manner of necessary reparations when and as often as need shall be during the said term and the same and every part thereof so well and sufficiently repaired maintained built and amended in the end of the said term shall leave yield up And if it happen the said yearly rent of ten shillings or any part or parcel thereof to be behind and unpaid by the space of eight and twenty days next after any of the said ffeasts in which it ought to be paid Or else if the said Tenement with the Appurtenances be not well and sufficiently repaired built and and amended as aforesaid by the space of six and twenty weeks next after warning given by the Mayor of the said City for the time being at the said tenement to repair and amend the same that then and at all times from thenceforth it shall and may be lawful to and for the said Mayor Bailiffs and Commonalty Keeper their successors and assigns and every of them into all and singular the said tenement with the appurtenances or any part thereof to re-enter and the same and every part thereof of the said Hospital to Have again repossess and enjoy as in their former Estate and to expell and put out the said John Doswell and James Childe their Executors Administrators and Assigns and every of them anything in this Indenture contained to the contrary in any wise not withstanding In Witness whereof to the one part of these present Indentures remaining with the said John Doswell and James Childes the said Mayor Bailiffs and Commonalty Keeper of the said Hospital have put as well their Common seal as also the seal of the said Hospital and to the other part of the same Indenture remaining with the said Mayor Bailiffs and Commonalty Keeper of the said Hospital the said John Doswell and James Childe have set their hands and seals ????? the day and year first above written
